Land Investment
Land doesn't depreciate. Unlike a building, it needs no maintenance, carries no structural risk, and its supply is fixed while the cities around it keep growing.
A building ages: roofs, plumbing, finishes, structure. Land underneath it does not wear out. That difference is the starting point of the argument for land.
Undeveloped land carries no repair schedule, no tenant obligations, and no structural liability. The holding cost is fundamentally simpler.
Supply of land in and around a city is fixed, while the city itself keeps expanding outward. Demand pressure works on a quantity that cannot be increased.
This page is informational. It does not project returns, appreciation rates, or timelines, land values move with location, infrastructure and demand, and nobody can responsibly promise a figure in advance.
The Concrete Option
The general case for land only matters if there is a specific, documented plot behind it. Ours is Oloye Gardens: four allocations across Benin City, each with its title status stated up front and its pricing published by tier.
